Cumming's Restaurant Boom Has Three Different Addresses This Year

Ask three different Cumming residents what's new to eat around here and you'll get three different answers, and none of them will be wrong. Someone off Market Place Boulevard will tell you about the wood-fired kitchen that opened in February. Someone shopping at The Collection at Forsyth will mention the cheesecake wait. Someone out past Castleberry Road will shrug and say nothing's changed yet, construction's still going. All three are describing the same year in the same city, just from three corners that don't talk to each other much.

That's the actual story. Cumming's 2026 restaurant growth didn't pick one commercial strip and build up. It split into three separate pockets, each one shaped by what was already sitting nearby, and each one solving a different problem for a different slice of the county. Knowing which pocket is closest to your driveway tells you more about what's actually changed for your weeknight dinner than any single opening does.

Westshore Got There First

The Market Place Boulevard corridor, tucked into the Westshore development, landed its anchor back in February. YAVA Kitchen and Brewhouse opened its doors on February 17 at 3001 Market Place Boulevard, an 8,000-square-foot space built to seat more than 300 people around a wood-fired kitchen and an in-house brewhouse. Fox 5 Atlanta covered opening day, and the roster behind the place reads like a tour of North Georgia's food and beverage scene: general manager Patrick Padilla came over from Black Sheep Restaurant and Dogwood Hangout in Blue Ridge, head brewer Alex Ciaburri built his resume at From the Earth Brewing Company in Roswell, Cultivation Brewery in Norcross, and Six Bridges Brewing in Johns Creek, and executive chef Bruno Vergara runs the wood-fired grill alongside culinary consultant Kevin Maxey.

YAVA also launched a Founder's Club capped at 100 memberships, a small detail that tells you something about how the concept is positioning itself. This isn't trying to be a quick-turn chain outpost. It's building toward being the kind of place people join, not just visit, which matches the family-and-friends framing the ownership group (residents of Cumming for 15 years themselves) has leaned on since before opening day.

The Collection Keeps Doing What It Already Does Well

Head south to the intersection of Georgia 400 and Peachtree Parkway and you're in a different kind of growth story. The Collection at Forsyth, a 561,000-square-foot outdoor retail center, already had Ted's Montana Grill, Carrabba's, Marlow's Tavern, Jim 'N Nick's Bar-B-Q, and Red Robin filling out its casual dining lineup. On July 21 it added The Cheesecake Factory, taking over the space at 410 Peachtree Parkway that Wild Wing Cafe vacated in December 2024.

The opening created more than 200 local jobs, according to CTO Realty Growth's official announcement, and it's worth noting the format: this location runs around 6,500 square feet, roughly a third smaller than the chain's typical 10,000-square-foot build. That's a deliberate downsizing, part of a push by the Beverly Hills-based company to fit its brand into suburban centers that couldn't support the full-size version. The opening followed a recent run of national names landing at the same center, including Sephora and Warby Parker, with Miniso under construction and expected to open this September.

None of this fills a gap. The Collection was already Forsyth County's dining and retail draw, and Cheesecake Factory's arrival deepens a trajectory that was already moving, not corrects one that was missing. That distinction matters when you compare it to what's happening a few miles west.

West Forsyth Finally Gets Its Own Corner

The third pocket is the one that actually changes the map. Out at the corner of Castleberry and Bethelview roads, a 16.94-acre development called Southard Exchange has been going vertical since spring, with visible construction confirmed as recently as September 3. The project is laid out for eight outparcel buildings and was approved with room for five drive-thru concepts, and the tenant list reads differently than anything else opening in Cumming this year: Shake Shack, marking the chain's first location in Forsyth County, alongside Chick-fil-A, 7 Brew Coffee, Fifth Third Bank, and Maepole.

Maepole is the one worth watching closest. The healthy fast-casual concept, built around build-your-own bowls with a base of brown rice, quinoa, sweet potato, or greens, is using the Cumming location to test its first-ever drive-thru format. If that experiment works, it becomes a template the company can roll out elsewhere. If it doesn't, west Forsyth will have been the proving ground either way.

What makes Southard Exchange more than just another retail cluster is the corridor it's landing in. Forsyth County's restaurant growth has historically clustered around GA 400, The Collection, and Market Place Boulevard, while the Bethelview-Castleberry corridor, sitting between Kroger- and Publix-anchored shopping centers, has watched its residential subdivisions expand faster than its dining options. Southard Exchange is the first real attempt to close that gap, not by importing another version of what already exists near the highway, but by putting a drive-thru-heavy mix directly into a stretch that's been driving elsewhere for dinner.

Which Kitchen Is Actually Yours

Put the three pockets side by side and the pattern is less about restaurant count and more about what kind of dining a given part of Cumming was actually missing. Westshore got a gathering spot with a taproom and a founder's club, the kind of place built for a Friday night that runs long. The Collection got a bigger name in an already crowded, already strong retail center, more depth rather than new territory. West Forsyth got speed: a coffee stop, a chicken sandwich, a healthy bowl, all built around a pickup window for people whose evenings don't always allow for a sit-down wait.

If you've been driving into Alpharetta or down toward Cumberland for a Shake Shack fix, that trip gets shorter this fall. If you've been waiting for something beyond the usual casual-chain rotation near GA 400, YAVA has been open since February and the wait is over. And if you already had The Collection as your go-to, Cheesecake Factory just gave you one more reason not to leave it.

Cumming's food scene isn't converging on one strip. It's filling in three different corners at three different speeds, and each one is solving a problem that was specific to its own stretch of road.
